Who we are
A Dedicated Intermediary in the fullest sense of the term.
1031 QualEx is dedicated exclusively to facilitating 1031 exchanges for real estate investors nationwide: attorney-run, independent, and singularly focused on getting exchanges right. Our business succeeds simply by providing great customer service, timely and efficient document processing, and making sure our clients meet all 1031 exchange requirements. Since 2008, investors have trusted us to hold their sale proceeds in segregated insured accounts and hit every statutory deadline.
We work closely with the accounting, title, and real estate professionals around every deal, with accuracy, clear communication, and timely execution. It’s often helpful to have a conference call with your CPA.

Why 1031 QualEx
A dedicated intermediary, not a side business. We do one thing, 1031 exchanges, at a professional standard, in all 50 states.
Exchanges are all we do
1031 QualEx is a full-time, attorney-run Qualified Intermediary with no other corporate ties, not an accountant or attorney doing exchanges part-time.
Quick turnaround for rush transactions
Closing this week? We routinely set up exchanges on short notice so your sale never has to wait on your intermediary.
E-sign before closing
Clients sign exchange documents electronically before closing day: less paperwork for you and for your closing company.
Segregated accounts for every client
Your exchange funds sit in their own segregated account. Never pooled, never commingled.
Personal service on your schedule
You work directly with the people handling your exchange, on a timeline built around your closing.
Underwritten and insured by Lloyd's
Coverage underwritten by Lloyd's of London, the official insurance program of the Federation of Exchange Accommodators.

“1031 Exchanges are a no brainer for investors looking to upgrade their portfolio. Since moving to Northwest Arkansas in 2014, I've done all my exchanges with 1031 QualEx and they've all gone smoothly.”
“I've been investing for decades in NWA and the surrounding areas, and I've worked with Wade for over a decade, and I can attest that he cares about his clients and his role in facilitating deals.”
The clock on every exchange
Two deadlines decide whether your exchange succeeds.
Section 1031 gives you 45 days to identify replacement property and 180 days to close, both counted from the day your sale closes, with no extensions. Working with an intermediary who does this full-time is how you stay ahead of the clock.
Day 0
Your sale closes
Proceeds go straight to your segregated exchange account, never through your hands.
Day 45
Identify replacements
You must identify replacement property in writing within 45 calendar days.
Day 180
Close on replacement
You must acquire the replacement property within 180 days of your sale.
How it works
Simple, fast, and transparent, start to finish.
1
Call before you close
The exchange must be in place before your sale closes. One call and we handle setup, even on rush timelines.
2
Sell your property
We coordinate directly with your closing agent. You e-sign exchange documents ahead of closing; proceeds move into your own segregated account.
3
Identify replacements
Within 45 days, you identify replacement property in writing. We keep you ahead of every deadline with automatic notices.
4
Close and defer
We fund your replacement purchase within the 180-day window and prepare the records your tax preparer needs.
Found the new property first?
We handle reverse exchanges.
A reverse exchange lets you acquire your replacement property before selling the old one, a demanding structure many intermediaries won’t touch. It’s a core part of our practice.
