The clock on every exchange

Two deadlines decide whether your exchange succeeds.

Section 1031 gives you 45 days to identify replacement property and 180 days to close, both counted from the day your sale closes, with no extensions. Working with an intermediary who does this full-time is how you stay ahead of the clock.

    Your sale closes

    Proceeds go straight to your segregated exchange account, never through your hands.

  2. Day 45

    Identify replacements

    You must identify replacement property in writing within 45 calendar days.

  3. Day 180

    Close on replacement

    You must acquire the replacement property within 180 days of your sale.

    The exchange must be in place before your sale closes. One call and we handle setup, even on rush timelines.

    Sell your property

    We coordinate directly with your closing agent. You e-sign exchange documents ahead of closing; proceeds move into your own segregated account.

    Identify replacements

    Within 45 days, you identify replacement property in writing. We keep you ahead of every deadline with automatic notices.

    Close and defer

    We fund your replacement purchase within the 180-day window and prepare the records your tax preparer needs.

Found the new property first?

We handle reverse exchanges.

A reverse exchange lets you acquire your replacement property before selling the old one, a demanding structure many intermediaries won’t touch. It’s a core part of our practice.
